Why pay for a title search when the seller shows me the registered sale deed?

A registered sale deed only proves that a transaction was recorded — it does not prove the seller had a valid right to sell. Property may be mortgaged, inherited without all heirs consenting, under court attachment, built on land not zoned for it, or sold twice. A title search examines thirty years of ownership, loans, court records and revenue entries and tells you, in writing, whether the title is clear before your money moves. It costs a fraction of a percent of the property price and is the single cheapest insurance in a property purchase.
